Deed Restrictions

Woodwind Lakes is a Deed Restricted Community. Deed restrictions are a part of the package when a home is purchased in this community. Because of the restrictions we have been able to maintain the value of our most important investment, "Our Homes". These controls allow us to maintain the uniformity and beauty of our neighborhood which has made our community one of the most desired inside the Beltway.

As a reminder In accordance with the governing documents of your Association, all exterior improvements and/or changes from the original construction must be submitted for and approved by the Architectural Control/Review Committee (ACC/ARC). Failure to receive approval for the improvement and/or change may result in you having to remove, alter or change the improvement in order to comply with the rules and regulations of the Association.

Architecture Guidelines

The Architecture Committee reviews all submissions made to Sterling Management for any additions, remodel, or replacements made to all WWL homes and grounds.  Please complete the form and provide as much information as possible to expedite the approval process.  We ask all homeowners to adhere to the process of approval before any work begins to ensure compliance and therefore avoiding any fines.  The WWL Links will provide the information needed to ensure you are in compliance.  You are welcome to email Sterling or any of the Board of Directors if further clarification is needed.

Frequently Asked Architectural Questions  (FAQ)

This is a quick list of the most frequently asked questions from our residents. Please complete the online request to receive approval from the Architectural committee.

Fences 

 Woodwind Lake properties are fenced with two types of fences. The requirement for fences that separate residential properties are as follows:

  • Western Red Cedar Dog Ear Pickets with a maximum height of 6 1/2 feet tall made up of a 6" rot board and 6' pickets.
  • Exception: Homeowners who live on the perimeter of the community whose yard backs up to a main street, Gessner, Mauna Loa, Windfern, Fairbanks-North Houston, may replace their fence with an 8' fence made up of a 12" rot board and 7' picket.
  • Black Iron decorative fence that separates the residential property from the common grounds around the lake.

Roof

  • The approved architectural asphalt or composition shingles equal to or better than Prestique II Type 225lb. 
  • The color should be as close as possible to Weather wood.
  • All roof vents and jacks must be painted to match the shingles. Provide brand, links or samples

Paint

The paint for all sections must be satin or semi-gloss (no flat or high gloss.)  Garage doors should match the primary residence color). We encourage homeowners to look around their home to ensure no two homes next to each other are painted the same color. All paint requests must be accompanied with the brand names, color samples or links to the brand that lists the colors for the committee to review. 

  • For Sections 1-3, which is a mixture of homes built with brick, stone, wood, and/or Hardi-plank, acceptable shades are earth tone colors which include shades of beige, brown or gray.
  • Section 4, which contains mostly wood and Hardi plank homes with brick or stone trim, have a larger variety of colors.  They are a mixture of earth tones: beige, brown, gray and light colors in shades of green, yellow and blue. 
  • All the trim, soffit, fascia board, shutters, and window/door trim must be of the same earth tone shades. 
  • All siding must be wood or Hardi-plank and must have a wood grain texture,  not a flat appearance.
